Marc D. Schnitzer, President

Marc Schnitzer is a long-recognized affordable housing finance and LIHTC Program industry leader. As R4 Capital founder and president, he oversees day-to-day operations, including property acquisitions and the origination and structuring of institutional funds. Mr. Schnitzer has 28 years of commercial real estate experience, specializing in affordable housing tax credits for 25 years. Prior to forming R4, Mr. Schnitzer served as President, Chief Executive Officer, and a member of the Board of Trustees of Centerline Capital Group, a publicly traded trust, from 2006 to 2010; President and a member of the Board of Trustees of CharterMac (Centerline's predecessor firm) from 2003 through 2006; and was a principal and employee of Related Capital Company (CharterMac's privately held predecessor entity) from 1986 through 2003. While at Centerline and its predecessors, Mr. Schnitzer assembled and led a team that raised and deployed $10 billion of investor equity in a portfolio of more than 1,400 affordable housing properties nationwide. He was responsible for a multifamily mortgage banking business and servicing portfolio in excess of $7 billion, a tax-exempt affordable housing mortgage bond portfolio in excess of $2.7 billion, and a commercial mortgage-backed securities (CMBS) investment and servicing business. Peter Dion, Executive Vice President

Peter Dion is an Executive Vice President of R4 Capital and based in its Boston office. Mr. Dion manages the team responsible for origination and acquisition of properties throughout the US. He has 27 years of real estate experience, including 15 years focused on affordable housing tax credits. Previously, Mr. Dion served as Managing Director and Senior Vice President of KeyBank Real Estate Capital’s LIHTC Private Equity Group, building its equity under management to $1.6 billion raised and invested over a 10-year period. Through Mr. Dion’s stewardship, KeyBank became a major player in the LIHTC and historic tax-credit markets. Following KeyBank, Mr. Dion served as CFO/Director of Acquisitions and Finance at MassInnovation, a Smart Growth real estate developer and property manager, where he managed development of the $200-million historic Wood Mill project in Lawrence, MA. He also served as Senior Vice President at First Atlantic Capital, a large affordable housing development and investment company, where he was involved in the redevelopment and recapitalization of a significant portfolio of LIHTC and Section 8 properties. Jay Segel, Executive Vice President

Jay Segel is an Executive Vice President of R4 Capital and based in the firm’s Boston office, where he is responsible for acquiring housing tax credit properties for R4 Capital. Mr. Segel has 18 years of real estate experience, including 17 years focused on LIHTC properties. During his career, he has been responsible for more than $1 billion of closed real estate transactions, including underwriting, acquisitions, portfolio management, and syndication. Before joining R4, Mr. Segel was a Senior Vice President with Stratford Capital where he was responsible for the origination and acquisition of LIHTC equity investments. Prior to Stratford Capital, he held positions in LIHTC originations for eight years at MMA Financial and for three years at Boston Capital, and was a Portfolio Manager at Fleet Bank (since acquired by Bank of America). Ronne Lynn Thielen, Executive Vice President

Ronne Lynn Thielen is an Executive Vice President of R4 Capital. She is based in the Santa Ana, CA office, where she is responsible for running west coast operations as well as acquiring housing tax-credit and bond-financed properties throughout the US. Ms. Thielen has spent her 35-year real estate finance and investment career as an affordable housing advocate and has been a LIHTC industry leader since inception of the program in 1986. Immediately prior to joining R4 Capital, Ms. Thielen formed the Housing Resource Connection, a consultancy based in Southern California to assist those working in the low-income housing tax- credit industry. Before that, from 1994 to 2011, she was a Managing Director in the Affordable Housing Group at Centerline Capital Group, where she managed its California office and grew its LIHTC portfolio into the largest segment of the company’s tax-credit portfolio. Ms. Thielen is the current chairman of the Affordable Housing Tax Credit Coalition, as well as its immediate past president, and remains an active member of several national and state associations that address affordable housing issues, including serving as a past chairman and current board member of the National Housing & Rehabilitation Association and board member of the California Housing Consortium. She is also on the board of Abode Communities, a nonprofit LIHTC developer in Los Angeles. Preceding her 17-year tenure at Centerline, Ms. Thielen was executive director of the California Tax Credit Allocation Committee from 1991 to 1994. Glenn Hopps, Controller, Senior Vice President
Glenn Hopps is the Controller of R4 Capital and a senior vice president. He is based in the firm’s New York office. Mr. Hopps was the Chief Financial Officer of the NHP Foundation, a non-profit organization primarily focused on developing and rehabilitating affordable housing across the country, from 2008 to 2012. Prior to joining NHP, Mr. Hopps was a senior vice president and Controller at Centerline Capital Group (Centerline), a publicly traded trust, from 2006 to 2008; he was employed by various predecessors of Centerline since 1990. While at Centerline, he was responsible for quarterly and annual financial reporting for over $10 billion of LIHTC investor equity in a portfolio of more than 1,400 housing properties located across the country. Mr. Hopps began his career in public accounting and, from 1986 to 1990, audited real estate companies in New York City. Paul Connolly, Senior Vice President

Paul Connolly is a Senior Vice President of R4 Capital and based in the firm’s New York office. Mr. Connolly is responsible for acquiring housing tax credit properties for R4 Capital. Prior to joining R4, he was Vice President of Acquisitions at PNC Real Estate where he was responsible for the origination and acquisition of LIHTC properties across the Mid-Atlantic and Midwest regions. Previously, he was an acquisitions officer with National Equity Fund. Mr. Connolly also worked for Allied Irish Bank, where he consulted with nonprofit organizations developing affordable housing, and Lutheran Social Ministries of New Jersey, where he led a development team in the production of affordable housing. Brian Blue, Vice President
Brian Blue is a vice president, Underwriting of R4 Capital and based in the firm’s Boston office. Mr. Blue has more than nine years of experience in asset management and credit analysis of both market-rate and affordable multifamily housing. Prior to joining R4 Capital, Mr. Blue was a Senior Asset Manager at Recap Real Estate Advisors (Recap), where he underwrote LIHTC properties, monitored underlying asset performance, provided recommendations for asset resolution, and assisted in the implementation of distressed asset action plans. Prior to joining Recap, Mr. Blue served as Vice President of Asset Management for Potomac Realty Capital where he oversaw the firm’s structured commercial real estate loan portfolio and the underwriting and closing of approximately $1.2 billion of structured and permanent financings. Mr. Blue also served as an asset manager with Arbor Realty Trust / Arbor Commercial Mortgage, where he was responsible for managing the assets of structured-product loans, with a principal balance in excess of $250 million, across a variety of property types. Greg Doble, Vice President
Greg Doble is a vice president, Asset Management of R4 Capital and based in the firm’s Boston office. Mr. Doble has more than 10 years of experience in LIHTC asset management, most recently with Recap Real Estate Advisors (Recap). Before joining Recap, Mr. Doble served as Vice President and Senior Asset Manager for Bank of America’s (BoA) Tax Credit Asset Management Group where he oversaw LIHTC investments in excess of $750 million and worked extensively with investments in the construction, lease-up, and pre-conversion stages. While at BoA, Mr. Doble also worked with developers throughout the country and assisted in dispositions, sales, and fund investing. Prior to his work at BoA, Mr. Doble managed LIHTC developments as an asset manager with MassHousing and as a property manager with Corcoran Management Company. He is a Certified Tax Credit Compliance Professional through Spectrum and received his Accredited Residential Manager certification from the Institute of Real Estate Management. Jason Gershwin, Vice President

Jason Gershwin is a Vice President of R4 Capital. Based in the R4 New York office, he is a member of the tax-credit fund origination and management team that includes responsibility for investor relations and the structuring, marketing, and oversight of R4 tax-credit offerings. Prior to joining R4, Mr. Gershwin served as Vice President and General Counsel at Alternative Capital Partners (ACP), a boutique financial services and advisory firm focused on tax-advantaged and opportunistic investment opportunities in the affordable housing industry. While at ACP, Mr. Gershwin led the restructuring of a bankrupt LIHTC developer and helped raise LIHTC equity for several high profile projects. Previously, he was a Vice President of Westminster Communities and Kushner Companies, where he directed over $1.5 billion of real estate development and construction projects, including mixed-use urban redevelopments, townhomes, condominiums, single family homes, and active adult communities. Mr. Gershwin began his career as an Associate at Weil, Gotshal & Manges LLP in the firm’s Private Equity Group. He serves as Chairman of the Annual Myasthenia Gravis Foundation Golf Classic and Co-Chairman of Play for PINK Young Professionals. Alex Magliozzi, Vice President

Alex Magliozzi is a Vice President of R4 Capital based in the firm’s Boston office. Mr. Magliozzi joins R4 Capital from MIT, where he completed two Master Degree programs in Real Estate Development and Urban Planning. While at MIT, Mr. Magliozzi focused on affordable housing development and finance, and was a member of the winning team in the 2011 Greater Boston Affordable Housing Development Competition. Previously, Mr.Magliozzi worked as a tax credit and development advisor at Affirmative Investments in Boston. He has also worked on the development and marketing teams at Beacon Communities in Boston and Sloss Real Estate in Birmingham, Alabama. Chris Sullivan, Assistant Vice President, Asset Manager
Chris Sullivan is an Assistant Vice President, Asset Manager of R4 Capital based in the firm’s Boston office. Prior to joining R4 Capital, Mr. Sullivan was an Asset Manager at Boston Capital where he oversaw LIHTC investments in excess of $240 million and managed a portfolio of affordable housing investments in various stages of construction, rehabilitation, lease-up or stabilization. Prior to Boston Capital, Mr. Sullivan was an Asset Manager for Potomac Realty Capital where he monitored a commercial real estate loan portfolio with a principal balance over $66 million. Elaine Magil, Senior Associate
Elaine Magil is a Senior Associate of R4 Capital based in the firm’s Boston office. Ms. Magil brings nearly 10 years of experience in affordable housing and community economic development. Ms. Magil recently completed the Public & Non-profit MBA program at Boston University’s School of Management. Prior to that, Ms. Magil worked in social service and housing non-profits, most recently as the Senior Manager of Financial Literacy Programs for a $29 million multi-service agency. Earlier in her career, Ms. Magil oversaw homebuyer education and counseling programs for a community-based housing agency, counseling hundreds of homebuyers in Mandarin, Spanish, and English, and originating over 50 down payment assistance applications for low- and moderate-income first-time homebuyers. Becca Ickowicz is an Associate with R4 Capital and based in the firm’s New York office. Brian McMahon, Associate

Brian McMahon is an Associate with R4 Capital and is based in the firm’s New York office. Mr. McMahon joined R4 Capital from Credit Suisse, where he was instrumental in building a commercial mortgage-backed securities (CMBS) platform from the ground up. While at Credit Suisse, he also led the initiative to develop a proprietary underwriting model for the firm. Prior to joining Credit Suisse, Mr. McMahon was a Vice President at Oasis Real Estate Partners, a consultancy that advised clients regarding commercial real estate (CRE) and CMBS investments, where he served as project manager on commercial mortgage underwritings valued at more than $1.2 billion. Mr. McMahon began his real estate career at Goldman, Sachs & Co. in 2004, executing CMBS and real estate collateralized-debt obligations (CDO) transactions. He also served in a variety of roles at Goldman Sachs involving financial reporting and expense control beginning in 1998. Luann Strohmeyer is an Administrative Analyst with R4 Capital and based in the firm’s New York office. Prior to joining R4, Ms. Strohmeyer was an Accounts Payable Manager and Analyst at Recap Real Estate Advisors, where she handled accounts payable functions, monitored performance of distressed assets, and assisted with responding to Requests for Proposals (RFPs). Ms. Strohmeyer began her career in law and politics, and served as Director of Research for a national non-profit organization where she helped manage several successful legislative campaigns, including a statewide ballot initiative.
